Parish Comments:-When the planning officer is making his decision please bear in mind the Core Policies and the mix of houses which it states. We have not seen that happening in Stoke Poges.  Core Policy 2 applies.

Parish Comments:-Subject to, and as well as our previous comments submitted on 16 September 2014 to Ms Cliffe, and due to residents receiving late notification of the planning application from SBDC, the Parish Council Planning Committee have only just been able to hear the views of the local residents.  Therefore they would like to add to their previous comments as follows:-

As residents have made us aware this application is potentially substantially different from the original planning application with the addition of three more properties earmarked for future development as clearly marked on either side of the plans.  Bearing in mind current and future developments outlined in the plans we consider this to be over development of the site and will cause a loss of privacy and amenities to immediate neighbours and nearby properties.  Policy EP3 applies.


Parish Comments to this application:-Object, Overdevelopment of site. 


The Development is out of scale with surrounding development and adversely affects neighbouring properties in School Lane.


The provision of space does NOT respect the space in between properties, particularly the back of the houses in School Lane.


The proposed plan IS over-dominant in the landscape.


The sylvan character HAS been removed PRE the planning application being submitted, therefore is a misleading description by the applicant.


Plot 1 specifically does NOT respect the fenestrations of dwellings in School Lane.


The scale of proposed development is NOT compatible and adversely affects amenities of neighbouring properties in School Lane.  Policy H9 (a) & H10 apply.


The existing character and nature of Hollybush Hill are detached houses on large plots, with significant space around each house.  This development will change the character and act as a pre-curser to further back land development.


The lay of the land in School Lane is significantly lower than the land in Hollybush Hill, so this would result in this proposal being obtrusive.


These two extra houses in the agreed application for 5 houses is cramming and overdevelopment.

Parking for visitors is minimal thus causing potential overspill onto Hollybush Hill quite possibly parking on the pavement, changing the nature of its semi-rural appearance.  Hollybush Hill is an unlit, dark lane with a speed limit of 40mph which is often exceeded. Pedestrians rely on full use of the footpath.
