17/02213/FUL The Cedars, Hollybush Hill, Stoke Poges, Bucks, SL2 4QN
Replacement dwelling with detached garage.
Parish Comments:- Object, Policies GB1, C1, GB11, EP3 & EP11 all apply. This is contrary to the Woodland Road section 3.3.2 of the Townscape Character Study stated as a threat to the character of woodlands symmetrical design with bays and portico!
This proposal, if permitted, would be likely to act as a precursor of further applications for similar types of development within this part of the Green Belt, which the District Planning Authority would find increasingly difficult to resist and which, cumulatively, would further seriously prejudice the openness of the Green Belt and the aims and objectives of the Green Belt Policy.
The proposed development, by virtue of a combination of its size, scale, massing, style and proximity to the sites flank boundaries, would appear over dominant, obtrusive and out of keeping, as well as appearing as a cramped overdevelopment of the site. As such, it would have an adverse impact on the street scene and the character and visual amenities of the area. Therefore the proposal is contrary to policies H9 and EP3 of the South Bucks District Local Plan (adopted March 1999), and policy CP8 of the South Bucks Core Strategy (adopted February 2011), and the NPPF. Furthermore, the proposed development would not reflect the form or height of existing buildings on this designated Formal Suburban Road, to the detriment of its appearance and character and contrary to the content of the South Bucks Townscape Character Study.

17/01861/CLUED Firs Field, Duffield Lane, Stoke Poges, Bucks
Detached garage.
Parish Comments:- Object. This application does not comply with any of the Green Belt policies and is bordered on both sides by sssi sites.
Certificate of Lawfulness
17/01893/TPO 53 Vine Road, Stoke Poges, Bucks, SL2 4DW
T1. Oak Reduce and reshape crown by removal of up to 3 metres in crown height, and 2 metres in lateral width/ (BD TPO NO 6, 1976 (A1)).
T2. Oak The subject tree is of a large spreading nature straddling gardens and encroaching onto the adjacent properties. It therefore requires pruning as specified in order to maintain at a size appropriate to its location and to allow sustainable tree management in the long term.
Parish Comments:- No Objection subject to the arboriculturalists report.
Consent Granted
17/01678/FUL 27 Broom Hill, Stoke Poges, Bucks, SL2 4PU
Redevelopment of site to provide two detached dwellings with associated vehicular access.
Parish Comments:- Object our previous comments plus other comments apply:-
OBJECT Policies EP3 (a), (b), (c), (d) & (e). H9 (a) & (b) and TR7 (a), (b), (c) & (d) all apply.
This application is an over dominance of the site and is totally out of character with its surroundings. The style of the development of two high detached properties will set a precedent within our semi-rural area. It does not meet the criteria and characteristics as laid out in the South Bucks Townscape Character Study.
The rear dormers on these properties are at least half a meter higher than those on the previous application and will seriously overlook the properties ‘Little Chesters’ and ‘Ambersley’ at the rear.
