Parish Comments:-  Object, our previous comments apply which were:-  We welcome a development of smaller housing stock in the village but have some concern over the lack of sufficient parking.  The B416 is a busy road with fast flowing traffic and there is nowhere for overflow parking.

Object.  The drawings are deceiving and incorrect and do not show a greenhouse but show a solid construction build.  This property has a history of flouting planning rules.  We believe this is not a true reflection of this site.  We also believe these buildings have exceeded the Green Belt 50% rules.

Parish Comments:-  Object based on the existing solar panels not adhering to the orginal planning permission granted.

Roof extension, rear dormer, pitched roof over existing flat roof and roof lantern to rear.

Parish Comments:- No Objection to the roof extension but we object to the rear dormer.  Policies EP3, EP5, H9 (a) & (b), H11 (a) (b) & (c), and C1 all apply.

Construction of outbuildings and retaining walls.  Alterations to ground levels, hard surfacing, fencing, landscaping and tree planting (Part Retrospective)

Parish Comments:-  Pertaining to the retaining walls, alterations to ground levels, hard surfacing, fencing, landscaping we Object.  Policies GB1 (g) (i) & (ii) & GB2 apply.  The application clearly states that no trees or hedging has been removed, unfortunately a significant number of trees and hedgerow have already been removed which is not in keeping with the general locality and we and other residents have previously sent in photographic evidence of this.  This road is classed as a Woodland Road as it fits all the characteristics under the South Bucks Townscape Character Study and refers to the boundary treatment of tall well maintained dominated hedgerows and therefore the boundary treatment proposed does not comply with the Townscape study guidelines.  Under these guidelines retaining walls as given as an example of a threat to the character, and the proposed limestone cladding is totally out of character.  Policies GB1 & 2 and EP4 apply.

This proposal in completely out of keeping with the existing character of the surrounding area and is also contrary to the NPPF 12 section 127 (a) (b) & (c).

If minded to approve conditions should be made for re-planting.  No tree survey has been undertaken and submitted as part of this application.

Parish Comments:-  Policy EP3 applies, we have concerns over the ridge height and the Green Belt 50% rules.
