Parish Comments: – We have no objections as far as the refurbishment of the Grade II Listed building is concerned.  However we OBJECT to the addition of the multi-purpose space as we believe its design is totally out of keeping in this historically sensitive location.

Parish Comments:-  OBJECT  (addition of multi-purpose space).  This is an historically sensitive location set on a narrow wooded lane within the green belt. The development does not meet any of the criteria of Policy GB1 and in light of the application from Pioneer House asking for approval to hold civil ceremonies there is a major concern that this building will be used as a venue for 3rd party events. Therefore Policy GB5 (a), (b), (c), (d) & (e) would also become relevant. Additionally we have concerns over an increase in parking onsite which would lead to the generation of additional traffic on an already busy but narrow lane. Policies TR5 and TR7 (d) would also apply. Furthermore we consider that the proposed application does not meet any of the requirements of Policy EP3

Parish Council Comments:  We believe that the scale is not in character and EP3a, b, c and H9a and b apply.

This proposal together with previous extensions that have been carried out to the dwellinghouse would, by virtue of the resultant size and scale of the building when considered in relation to the original building and its potentially intrusive impact upon its setting in the landscape, contribute to the erosion of the Green Belt which, individually and when considered in the context of an accumulation of other similar proposals, would detrimentally affect the aims and objectives of the Green Belt.  As such, the proposal is contrary to the Policies GB1 and GB10 of the South Bucks District Local Plan (adopted March 1999).

This proposal, if permitted, would be likely to act as a precursor of further applications for similar types of development within this part of the Green Belt, which the District Planning Authority would find increasingly difficult to resist and which, cumulatively, would further seriously prejudice the openness of the Green Belt and the aims and objectives of the Green Belt policy.
