Vehicular access to Gerrards Cross Road.

PL/19/4130/FA                   16 Deans Close, Stoke Poges, Bucks, SL2 4JX

Erection of single storey rear/side extension.  Loft conversion incorporating rear dormer and front roof lights.  New front porch and new side window.

Parish Comments:-  Object to the dormer which is not in-keeping.  Policies GB10, H9 (a) & (b) and EP3 (a), (b) & (c) all apply.  This proposal, if permitted, would be likely to act as a precursor of further applications for similar types of development within this part of the Green Belt, which the District Planning Authority would find increasingly difficult to resist and which, cumulatively, would further seriously prejudice the openness of the Green Belt and the aims and objectives of the Green Belt Policy.

Amended, change of design, size of dormer, and emended roof to single storey element.

Parish Comments: – We have no comment for the single storey rear extension; however the extension to the first floor terrace causes us concerns of overlooking.

Parish Comments: – We have no objections as far as the refurbishment of the Grade II Listed building is concerned.  However we OBJECT to the addition of the multi-purpose space as we believe its design is totally out of keeping in this historically sensitive location.

Parish Comments:-  Object Policy H12 applies.  Concerned that this will form the basis of a self-contained annex.  Contrary to Appendix 8, 8.2 & 8.3

Erection of boundary wall and gate.

Parish Comments:-  OBJECT The proposed front boundary wall, if permitted, would result in a visually intrusive road-side feature that would appear prominent in the street scene, the predominant existing roadside features of which are mostly soft vegetative boundaries rather than formal engineered structures.  This would have an urbanising impact on the locality and would have a detrimental impact on the character and appearance of the street scene.  As such it is considered that this element of the proposal is contrary to policy EP3 of the SBD local plan.

Paragraph 3.3 of  the Townscape Study refers to Woodland Roads and actually has a picture of West End Lane clearly showing it as a Woodland Road!

If minded to approve we believe that this would lead to a precursor which would change the nature of this lovely Woodland Road.
