The meeting is open to the public and press and the first 15 minutes will be reserved, if required, for public comment.
Two members of public asked about a previous application in Vine Road and the calling in process was explained in full and they were referred to the Planning Officer.
One member of public spoke about the Cricket Club and their intentions going forward.

Parish Comments: – Object to the loss of the Oak Tree: – It is considered that this tree does not pose a significant risk of harm and the application to fell it has not been properly justified. Single storey side extension following demolition of existing garage and outbuilding in rear garden.
Parish Comments: – Object, Appendix 6 (C3) applies, and flooding is a major issue and there is no flood risk report issued which is required.
Our previous comments still apply which were: – We have also noted inconsistencies in the ecology and tree report as there are several trees, mainly willows that predate the houses which were built in 1958. We believe could be adversely affected.
This cluster of houses are situated in an area where the highway is higher than the front of the houses. With heavy rainfall, water drains naturally towards those houses and can cause flooding. There is an underground spring and stream so surface water drains along the side of these houses towards the back gardens and towards Duffield Lane
We suggest a thorough site visit to the rear of these properties as we believe these trees help to improve flooding and the loss of these trees would be detrimental. A site visit into the back gardens will show the natural stream, underground stream and number 19 which has already built a rear building which has dammed the flow, increasing flooding to the other houses.
If the local authority is minded to approve, we would suggest a condition should be placed on the permission so that it cannot be made into habitual accommodation as if permitted would be likely to act as a precursor of further applications for similar types of development which will further exacerbate existing flooding, which the Planning Authority would find increasingly difficult to resist.
We would like to point out that this property should have three parking spaces and already the occupiers park on a very dangerous T Junction outside because of lack of spaces.

Parish Council Comments: Object. This proposed further extension to the property would result in a large, bulky
and unattractive structure of excessive depth. The design is symmetrical and monolithic in its appearance and
would appear out of character in this woodland road.
We refer you to the “Built Form” section of the “Townscape Character Study” where the second bullet point states, “Range of individual architect designed houses of varied architectural styles, materials and detailing and generally an asymmetrical, informal architectural composition”.
We would also ask you to be mindful of the following clauses from the NPPF document:
“Are visually attractive as a result of good architecture, layout and appropriate and effective landscaping”
“Are sympathetic to local character and history, including the surrounding built environment and landscape setting, while not preventing or discouraging appropriate innovation change”.

Parish Comments: – Object. We refer you to the refusal comments made by the Tree Officer before this property was built: –
The proposed reduction work to one beech and two yews would harm their natural form resulting in a significant loss of amenity value. The proposed works has not been properly justified and negates the objectives of a Tree Preservation Order. The trees are still considered to be in good condition and the size of a tree is not sufficient reason to justify proposed work. The yews are an important landscape feature within the public realm and all three trees makes a positive contribution to the local landscape. It is therefore considered that the proposed reduction of these protected trees is unacceptable and contrary to Policy L10 of the South Bucks District Council Local Plan (Adopted March 1999). SCHEDULE OF CONSIDERATIONS 1 Beech and yew tree are visually important trees within the local area and as outlined by the number of public representations received for this application. Proposed work has not been justified and would reduce their amenity value within the local area.
