Single storey side and rear extension with a roof lantern and changes to windows.
Parish Comments:- No Comment
APPENDIX 2
NEW PLANNING APPLICATIONS RECEIVED
PL/21/3142/FA 28 Sefton Close, Stoke Poges, Bucks, SL2 4LJ
Part single/part 2 storey rear extension, 2 storey side infill extension, additional front window and porch.
Parish Comments:- No Comment on the proposed building.
However, we note there are inaccuracies on the submitted form. The Applicant states that the proposed works will not be visible from the street scene but clearly part of it is as a site visit will show.
PL/21/3213/FA 18 Rogers Lane, Stoke Poges, Bucks, SL2 4LD
Erection of a detached outbuilding to the rear of the garden.
Parish Council Comments: Object
This application has failed to supply information regarding the trees so it is not possible to assess the full impact of the proposed building. It has also failed to demonstrate how the net gain of biodiversity will be achieved. No ecology report has been submitted. We have grave concerns about damage to a 150 year old Sweet Chestnut tree which has amenity and ecological value.
The proposal has failed to address the impact on the adjacent 150 year old Sweet Chestnut tree. It has not taken into account BS5837:2005 “Trees in Relation to Construction” and is likely to have a considerable impact on the trees’ root system and would result in the pruning of the tree to the detriment of the health and stability of the tree and its continuing contribution to the visual amenity and character of the area. As such the proposal is considered to be contrary to policies EP3 and EP4.
We feel that NPPF II 109 and 113 apply as does H13f.
PL/21/3131/FA Pinewood Nurseries, Wexham Street, Stoke Poges, Bucks, SL3 6NB
Glasshouse
Parish Council Comments:
We have grave concerns about further development on this green belt site particularly as there are several
outstanding enforcement issues. In the past planning permission has been given for a greenhouse which is used as
a car showroom and forklift truck business. This has now created a need for a further greenhouse. In short the
Applicant already has an agricultural building which is not being used for agricultural purposes.
PL/21/3144/TP Stoke Meadow, West End Lane, Stoke Poges, Bucks, SL2 4LZ
T1 Horse Chestnut – 7m Crown lift (TPO/SBDC/2001/10)
Parish Council Comments: We would like to refer this to the Tree Officer.
PL/21/3027/FA Temple Cottage, Templewood Lane, Stoke Poges, Bucks, SL2 3HW
Remodelling and redesign of existing property to allow for part second floor with flat roof extension, front two storey extension, changes to windows and doors, upper portion to be clad in flat tiles and lower in brick, detached side open carports, single storey rear extension to existing detached garages, swimming pool and extension to patio steps in rear garden.
Parish Council Comments: Object We believe the following apply to this application – EP3e and d, GBI i and ii
and Appendix 8 – 5.1
PL/21/2819/FA 24 Penn Meadow, Stoke Poges, Bucks, SL2 4EB
Part single, part two storey front and side extensions, 2 storey rear extension and internal alterations.
Parish Council Comments: Object. We believe the following apply to this application

Hereby Grants Listed Building Consent
PL/21/0603/FA 19 Hazell Way, Stoke Poges, Bucks, SL2 4DD
Single storey side extension following demolition of existing garage and outbuilding in rear garden.
Parish Comments:- Object: Policies H13 (b) & (f), EP3 (b) & (c), H9 (a) & (b), Appendix 8, 9.1 & 9.2 all apply.
The proposed building is large and not subservient to the main dwelling. The height of this proposal is also too high for an outbuilding and could be reduced.
We have also noted inconsistencies in the ecology and tree report as there are several trees, mainly willows that pre date the houses which were built in 1958. We believe could be adversely affected.
This cluster of houses are situated in an area where the highway is higher than the front of the houses. With heavy rainfall, water drains naturally towards those houses and can cause flooding. There is an underground spring and stream so surface water drains along the side of these houses towards the back gardens and towards Duffield Lane
We suggest a thorough site visit to the rear of these properties as we believe these trees help to improve flooding and the loss of these trees would be detrimental. A site visit into the back gardens will show the natural stream, underground stream and number 19 which has already built a rear building which has dammed the flow, increasing flooding to the other houses.
If the local authority are minded to approve, we would suggest a condition should be placed on the permission so that it cannot be made into habitual accommodation as if permitted would be likely to act as a precursor of further applications for similar types of development which will further exacerbate existing flooding, which the Planning Authority would find increasingly difficult to resist.
Hereby Permits
PL/21/0728/FA Calladown, Fir Tree Avenue, Stoke Poges, Bucks, SL2 4NN
Part single, part two storey front, side and rear extensions, replacement crown roof including the raising of the ridge height and solar panels, changes to windows, door and landscaping.
Parish Comments:- Object: Contrary to Part 12 of the National Planning Policy Framework (2019), saved policies EP3 and H11 set out in the South Bucks District Local Plan (adopted March 1999), Core Policy 8 of the South Bucks District Core Strategy (adopted February 2011), the South Bucks District Council Residential Design Guide (October 2008) and National Design Guide (2019).
The combination of the side and rear extension would engulf the host dwelling, covering some of the existing decorative style features and detracting from those which remain. As such, the proposed extensions do not integrate satisfactory with the existing features or harmonise with the decorative style of the host dwelling and are therefore considered to be detrimental to the character and appearance of the host dwelling.
We believe this proposal to be over dominant in a strategic part of Green Belt
Withdrawn
PL/21/0931/FA 68 Vine Road, Stoke Poges, Bucks, SL2 4DP
Part single/part two storey side/rear extension and single storey front extension and relocation of front door

Hereby Permits
PL/21/1928/FA The Cricket Club, Stoke Green, Stoke Poges, Bucks, SL2 4HT
Installation of a container for storage.
Parish Council Comments: Object
There is already a container one container located here and we feel that adding another will clutter what is a Green Belt site and conservation area. We feel this is an urbanising feature. It will cause loss of parking and drainage issues. The site is next to a Grade 2 listed building. We feel it would be more pleasing in Green Belt to have one solution.

PL/21/2014/FA 45 Freemans Close, Stoke Poges, Bucks, SL2 4ER
Proposed outbuilding in rear garden.

PL/21/2349/TP Chestnuts, 1A Vine Road, Stoke Poges, Bucks, SL2 4DW
T1 – Lime Tree – Fell (SBDC TPO No 13, 1994)
Parish Comments: – Object, there is not enough evidence to remove a healthy tree. Policy L10 applies. It is considered that this tree does not pose a significant risk of harm and the application to fell it has not been properly justified. The tree has amenity and ecological value, and its retention is justified. To feel the tree would therefore be contrary to policy L10 of the South Bucks District Local Plan (adopted March 1999). Hereby Grants Consent.
PL/21/2497/FA West End Cottage, West End Lane, Stoke Poges, Bucks, SL2 4NE
Single storey rear and side extensions and addition of window and door to side elevations.
Parish Comments: – No Comments.

PL/20/3069/FA 11 Penn Meadow, Stoke Poges, Bucks, SL2 4EB
Part two storey/part first floor side extension, first floor rear extension, front porch, changes to doors and windows, demolition of garage and removal of chimney.
Parish Comments: – The proposal, by virtue of its constrained plot size is not of a form of development which is compatible with the scale and spacious pattern of development in the surrounding area. As such, the proposal would adversely impact upon this existing character and appearance of the area, contrary to policies EP3 and H9 of the South Bucks District Local Plan (Adopted March 1999) refer).
