15/01719/FUL Land between 43 & 45 Sefton Close, Stoke Poges, SL2
Two dwelling houses.
Parish Comments:- Object our previous comments apply which were:-
Object, Overdevelopment of site. Policies EP3 (a), (b), (d), (e) & (f), H9 (a) and TR5 (c) all apply. We do not believe that this development is in scale with the surrounding houses, it is oversized. The siting of the building would adversely affect the character and amenities of nearby properties, creating congested groupings of buildings and removes the spaces between the buildings. It is overdevelopment and is crammed. As a Parish Council we are currently dealing with problems of parking on pavements and grass verges making accessibility for pedestrians difficult and in some cases impassable. These issues have a more significant effect on the elderly, infirm and persons with pushchairs. We believe that this will lead to an increase of visitors which will mean more cars parking in an already congested, narrow cul-de-sac further exacerbating current issues.
In addition to these previous comments two dwellings would exacerbate the increase in traffic and parking problems, and policies TR5 (c) and TR7 apply.
15/01729/FUL Clifton Cottage, Duffield Lane, Stoke Poges, Bucks, SL2 4AD
Garage conversion to provide habitable accommodation.
Parish Comments:- No Objections.
15/01728/TPO 15 Freemans Close, Stoke Poges, Bucks, SL2 4ER
Catalpa (Indian Bean Tree) T11 – reduce crown to 8 metres – previous reduction points (SBDC TPO No. 12, 2003)
Parish Comments:- No objection subject to the arboriculturalists report.
15/01584/FUL Kulm, Stoke Wood, Stoke Poges, SL2 4BA
Two storey extension to existing garage and dormer windows incorporating first floor accommodation providing link to dwelling. Part two storey, part first floor side extension and part single/part two storey rear extension.
Parish Comments:- We are unable to make any comments on this application because the drawings are wholly inadequate to enable us to many any decision, and it is impossible to work out what is being proposed and if it is within the 50% rules in the Green Belt. We would request that this application is refused and request that new adequate drawings be submitted.
15/01773/FUL Macs Farm, Farthing Green Lane, Stoke Poges, Bucks, SL2 4JQ
Re-roofing including increase in eaves height of existing agricultural unit.
Parish Comments:- No objections provided that the old asbestos is removed by a qualified company.

Previous comments were:-
Parish Comments:- Object. The following policies all apply:- EP3 (a), (b), (d), (e) & (f). TR5 (c). L10
(a) & (b). H9 (a), (b) & (d).
We have concerns about an oak tree nearby which has a TPO and is within the policies as listed deemed
to close to build. Also concerned about a note on the plan for a 5m access which is not achievable.
Highways need to look at this closely as half of the 5m on the plan is private land belonging to number
15, therefore the access can be no more than 2.5m. PLUS EP4.
With regards to the oak tree TPO 13 2005, we believe this would still contravene policies that protect
this veteran tree, it has not been properly demonstrated how this tree will be protected.
The drawings do not reflect the proposal to raise the structure 150mm above soil level, this in turn
would have an impact on the elevations, for instance raising the ridge height and threshold levels.
We do not believe that enough time has been given for sufficient evidence that the biodiversity cycle will
not be endangered or damaged. This could well be because the site has been completely cleared and
trees removed before the original plan was submitted. Their actions show no serious attempt to the
Biodiversity issue.
The proposal is contrary to Core Policy 9 of the South Bucks Core Strategy.

15/01422/FUL 50 Plough Lane, Stoke Poges, Bucks, SL2 4JP

15/01417/FUL Pinewood Nurseries, Wexham Street, Stoke Poges, Bucks, SL3 6NB
Detached double garage.
Parish Comments:- Object GB1. Within the Design and Access statement is states “There is no domestic storage or garage related to this dwelling” However the applicants had previously received permission for a traditional double garage which was subsequently converted into an annex for the farmhouse Planning Permission 13/01313/FUL!!! This was a controversial development within the Green Belt won by appeal and we feel that the applicant having already obtained permission for a garage have now forfeited their right to further extend this further and this is now development by stealth.
Please refer to the past planning history on this site.

Application for the removal of condition 6 of PP 92/00761/FUL to alow:- Unrestricted future use of
permitted development rights.
Parish Comments:- Object, GB10 policies apply. This condition has been on this planning permission
since 1992 and this building is now in a Conservation Area. There a no exceptional circumstances
which have been demonstrated to change the condition in any way, and this could act as a precursor.
Refusal of Removal of Condition

15/00281/FUL Land Adjacent to Jasmine Lodge, School Lane, Stoke Poges
Retrospective application for agricultural building and associated yard.
Parish Comments:- Object. Previous Comments apply which were:- Policies GB9 (a) & (b), EP3 (f) and GB1 (g) all apply. We believe that the applicant is trying to circumvent planning as he has shown previous interest in building a permanent dwelling on this site and been turned down. This plan does not respect the openness of the Green Belt
Also SBDC previous refusals should also apply:-
