The Parish Council has received yet another speculative proposal for our village, again in the Green Belt.
It is not a planning application at this point - it's from a planning consultancy who is working on early-stage proposals and consulting before submitting plans. Once this application comes forward as a formal application, the Parish Council will respond appropriately.
Why are we receiving so many applications?
Developers are testing the system in anticipation of Buckinghamshire Council’s emerging Local Plan and because via central government housing targets are under review. This leads to developers submitting applications to 'test' whether the council might grant permission outside allocated sites. Their argument will be that the council needs housing, therefore sites should be approved now, even in the Green Belt.
With the lack of an adopted Local Plan by Buckinghamshire Council, Stoke Poges does not have any pre-set housing targets. Therefore, it is difficult to respond to the many speculative planning applications being received.
Stoke Poges Neighbourhood Plan has clearly identified areas within the built form of the village where suitable development might take place, that is clearly brownfield land or previously developed land, therefore avoiding the need to develop any green belt or grey belt sites.

Buckinghamshire Council is currently unable to demonstrate a five-year housing land supply. It is considered that the proposed development would not constitute inappropriate development in the Green Belt and meets the “Grey Belt” criteria as set out in the NPPF.
The site falls within the Stoke Poges Parish Council boundary and as a key stakeholder in the area we wanted to let the Council and its Councillors know about the public consultation for our proposals.
The key features of the proposals include:
- Up to 150 new homes.
- 50% affordable housing.
- New areas of public open space and planting, including new play space and areas for wildlife and biodiversity enhancements.
- Creation of new recreational routes linking to wider existing Public Rights of Way (PRoWs) and footpaths.
We are now starting our public consultation for the site.
The attached leaflet (PDF, 0.9 MB) will be delivered to local homes and businesses in close proximity to the site w/c 23rd March and can also be used on your online media channels or noticeboards.
